A major bank did an electronic appraisal in 2006 and their appraisal was $20,000 less than my actual appraisal that was done in 2004. Why is there such difference between the two?

Should space in finished basements be counted as bonus rooms and then not counted in the actual square footage of the home? Should the fact that it is below grade (a finished basement) have an effect on the listed square footage amount when listing a property?
